Sur­round­ed by Peak Dis­trict coun­try­side, large house with sev­er­al social­is­ing areas.

Dale House is a beau­ti­ful­ly refur­bished farm house sit­u­at­ed on the out­skirts of the pret­ty vil­lage of Lit­ton. Set in its own grounds and sur­round­ed by won­der­ful Peak Dis­trict coun­try­side it is per­fect for large group and fam­i­ly gath­er­ings for up to 30 guests look­ing for a peace­ful retreat.

This is no short­age of social­is­ing areas in Dale House, as there is not one but two sit­ting rooms, both with the lux­u­ry of a log burn­er, so there is plen­ty of space to relax and unwind after a fun-filled day explor­ing the Peak Dis­trict. The impres­sive din­ing room runs length­ways through the cen­tre of the prop­er­ty and pro­vides a great cen­tral hub for large groups to socialise together.

There are 12 large exquis­ite bed­rooms (10 in the main house and a fur­ther 2 bed­rooms in Dale Barn locat­ed next to the main house) which have been care­ful­ly con­sid­ered and all have the option of being a twin or dou­ble. Some bed­rooms also have bunk beds allow­ing for the great­est flex­i­bil­i­ty in sleep­ing arrange­ments as we realise that groups come in all shapes and sizes.

Dale House is a superb venue for all types of groups, whether it’s a group of friends, a fam­i­ly gath­er­ing or even a busi­ness group look­ing for some­thing a lit­tle unusu­al. One of its great­est assets is the gar­den, stretch­ing around 3 sides of the house, where there is plen­ty of space for ball games and maybe even a game of hide and seek!

Indoors

Lead­ing just off the main entrance hall, the for­mal lounge has dual aspect with views over the lawned gar­dens. The bay win­dow floods the room with light, whilst the log fire pro­vides warmth and a focal point and com­fy sofas to sink into. Rich oak board­ed floors through­out, pass through the din­ing room into the sec­ond sit­ting room to the rear. A rich vel­vety décor and more com­fy seat­ing, this area is a great social space fea­tur­ing anoth­er log burner.
Ful­ly equipped shak­er style coun­try kitchen with large inte­gral dou­ble fridge/​freezer, dou­ble oven elec­tric range cook­er, sep­a­rate inte­gral oven for extra space, two dish­wash­ers, plen­ty of cook­ware, microwave and crockery/​utensils/​glassware and plen­ty of addi­tion­al essen­tial items. 
The for­mal din­ing room is the cen­tral hub of the prop­er­ty and runs length­ways with 3 long refec­to­ry tables and chairs pro­vid­ing din­ing space for up to 26 — 30 guests (var­i­ous lay­outs can be achieved)
Twelve fab­u­lous bed­rooms over three floors in the main house and just a few metres away in the cor­ner of the rear gar­den is Dale Barn with a fur­ther two fam­i­ly suites. 
Designed to accom­mo­date fam­i­ly groups of up 30 guests (ide­al for 24 guests, up to 30 for a fam­i­ly group shar­ing rooms with bunk beds.) There is a mix of dou­bles, twins and bunk beds enabling you to choose your layout.

Out­doors

The house sits proud­ly in the mid­dle of the grounds, you can enjoy the gar­dens which sweep round the prop­er­ty on three sides.

The front gar­den stretch­es out before the entrance with a large flagged patio which ben­e­fits from the mid morn­ing to late after­noon sun. There are plen­ty of shrubs and well estab­lished trees to make an excel­lent place for the younger guests to play hide and seek!

To the side, a sim­ple long flat lawned gar­den lends itself to gar­den games. To the rear, a pri­vate raised lawned gar­den with a size­able patio to enjoy out­door din­ing. We have gar­den fur­ni­ture and a large char­coal BBQ (char­coal not provided).

Local Area

It’s loca­tion slap bang in the mid­dle of the Peak Dis­trict Nation­al Park makes Dale House the per­fect base to explore the won­der­ful sights and attrac­tions the Peak Dis­trict has to offer. The attrac­tive hon­ey pot vil­lage of Castle­ton, famous for its Blue John mines and cav­erns, is near­by as are the pic­turesque mar­ket towns of Bakewell and Bux­ton. Some of the Peak Dis­tric­t’s best walk­ing routes can be found near to the prop­er­ty; from the doorstep you can walk to beau­ti­ful Lit­ton, Millers, Tideswell and Cress­brook Dales.
