Traditional Farmhouse for 30 within walking distance to pub and village-Dale House
Dale House is a beautifully refurbished farm house situated on the outskirts of the pretty village of Litton. Set in its own grounds and surrounded by wonderful Peak District countryside it is perfect for large group and family gatherings for up to 30 guests looking for a peaceful retreat.
This is no shortage of socialising areas in Dale House, as there is not one but two sitting rooms, both with the luxury of a log burner, so there is plenty of space to relax and unwind after a fun-filled day exploring the Peak District. The impressive dining room runs lengthways through the centre of the property and provides a great central hub for large groups to socialise together.
There are 12 large exquisite bedrooms (10 in the main house and a further 2 bedrooms in Dale Barn located next to the main house) which have been carefully considered and all have the option of being a twin or double. Some bedrooms also have bunk beds allowing for the greatest flexibility in sleeping arrangements as we realise that groups come in all shapes and sizes.
Dale House is a superb venue for all types of groups, whether it's a group of friends, a hen/stag group, a family gathering or even a business group looking for something a little unusual. One of its greatest assets is the garden, stretching around 3 sides of the house, where there is plenty of space for ball games and maybe even a game of hide and seek!
Leading just off the main entrance hall, the formal lounge has dual aspect with views over the lawned gardens. The bay window floods the room with light, whilst the log fire provides warmth and a focal point and comfy sofas to sink into. Rich oak boarded floors throughout, pass through the dining room into the second sitting room to the rear. A rich velvety décor and more comfy seating, a great social space with another log burner.
Fully equipped shaker style country kitchen with large integral double fridge/freezer, double oven electric range cooker, separate integral oven for extra space, two dishwashers, plenty of cookware, microwave and crockery/utensils/glassware and plenty of additional essential items.
The formal dining room is the central hub of the property and runs lengthways with 3 long refectory tables and chairs providing dining space for up to 26 - 30 guests (various layouts can be achieved)
Twelve fabulous bedrooms over three floors in the main house and just a few metres away in the corner of the rear garden is Dale Barn with a further two family suites.
Designed to accommodate family groups of up 30 guests (ideal for 24 guests, up to 30 for a family group sharing rooms with bunk beds.) There is a mix of doubles, twins and bunk beds enabling you to choose your layout.
The house sits proudly in the middle of the grounds, you can enjoy the gardens which sweep round the property on three sides.
The front garden stretches out before the entrance with a large flagged patio which benefits from the mid morning to late afternoon sun. There are plenty of shrubs and well established trees to make an excellent place for the younger guests to play hide and seek!
To the side, a simple long flat lawned garden lends itself to garden games. To the rear, a private raised lawned garden with a sizeable patio to enjoy outdoor dining. We have garden furniture and a large charcoal BBQ (charcoal not provided).
It's location slap bang in the middle of the Peak District National Park makes Dale House the perfect base to explore the wonderful sights and attractions the Peak District has to offer. The attractive honey pot village of Castleton, famous for its Blue John mines and caverns, is nearby as are the picturesque market towns of Bakewell and Buxton. Some of the Peak District's best walking routes can be found near to the property; from the doorstep you can walk to beautiful Litton, Millers, Tideswell and Cressbrook Dales.
