Indoors
Beautifully restored to a high standard, each property has its own unique character and underfloor heating throughout the ground floor. The beamed 15th century farmhouse has two spacious sitting rooms with open fire & wood stove, a large entrance hall, bathroom, large kitchen with central island and plenty of space for a large group to prepare meals and a dining area with seating for up to 21. The six bedrooms on the upper floors are individually styled with a pleasant mix of old beams and contemporary furnishings. There are three doubles (one with ensuite and balcony), two twins and one triple bedroom along with a third bathroom and a fourth separate WC.
Alfred’s Barn enjoys a vast ground floor open plan kitchen, sitting and dining area offering plenty of space for large groups to socialise and oak tables to seat up to 27 with ease. There are also a cosy TV room, games room with pool table and a WC. Upstairs are 4 spacious bedrooms (2 en-suite), 2 doubles and 2 twins, styled with a lovely mix of original oak beams and contemporary furnishings and a bathroom with shower.
The Milking Parlour opens into the amazingly light and spacious galleried hall with the open plan dining area and stylish kitchen beyond. The large sitting room with its two south facing windows catches all the summer sunshine whilst the classic Jotul No.6 stove keeps you cosy in the winter. The bathroom with a separate shower is downstairs while upstairs there are two double bedrooms which can also be made up as twins. Each property has a utility room and drying room.
Nestled in the corner of the orchard, The Orchard Wagon offers a double bed with a little wood-burning stove to keep you toasty as you watch the stunning Suffolk sunsets. Cook in the well-equipped kitchen cabin with oven and hob or the barbecue on the stone terrace in front. Fire up the chiminea to keep you warm as you eat al fresco. Washing up shed, hot shower and composting loo all with a view!

In rural seclusion, Grove Farm has extensive landscaped gardens with mature plants, trees, and herb gardens which offer each property both privacy and enough room for all to congregate. The courtyard between the properties has the oak cart lodge and converted games room offering pool, table tennis and table football. The Farmhouse kitchen opens onto a wonderful south facing stone terrace with views over the herb garden to the duck pond and apple orchard beyond; stunning Suffolk sunsets are enjoyed from the extensive front lawn. Alfred’s Barn has a vast lawned garden to the east plus sheltered seating under the cart lodge. French doors in The Milking Parlour open onto the south facing terrace and garden with extensive views over the orchard. The Orchard Wagon is a true escape to nature with views across the apple orchard, a dining terrace and path to the washing cabin and loo.
