The Great Barn has 10 ensuite bed­rooms sleep­ing up to 25 with two lounges, two kitchens and two din­ing rooms, even­ly allo­cat­ed over two lev­els with sep­a­rate entrances. The upper lounge and din­ing area has plen­ty of space for up to 31 peo­ple to relax and eat together. 

An inter­con­nect­ing door can add a fur­ther three bed­rooms (two ensuite plus a fam­i­ly bath­room), accom­mo­dat­ing a fur­ther six peo­ple, totalling 31 peo­ple. This pro­vides a third kitchen, lounge and din­ing area. + 3 lounges 3 kitchen and plen­ty of din­ing space where every­one can eat together. 

The Cot­tages at Black­adon Farm are in one of Devon and Corn­wal­l’s most sought after loca­tions. It is in the Dart­moor Nation­al Park so you can walk onto the Moor direct­ly from your cot­tage. They are only two miles from the A38 Devon Express­way, 35 min­utes south of Exeter and 15 min­utes north of Ply­mouth. On one side, the loca­tion over­looks the out­stand­ing beau­ty of the South Hams down to the Nation­al Trust coast­line at coast at Moth­e­combe. The oth­er has views up to West­ern Bea­con on the south­ern slopes of Dartmoor.

The cot­tages have been ful­ly ren­o­vat­ed to pro­vide guests with mod­ern lux­u­ry — some of the best in Devon and Corn­wall. Our beds and linen are of the high­est qual­i­ty and also used by some five star hotel groups. New kitchens, ensuite bath­rooms, floor­ing and fur­ni­ture have been includ­ed in neu­tral tones.

We have also tak­en a sus­tain­able approach to the refur­bish­ment. Light­ing is LED through­out. Soft wool throws on the beds have been weaved in the UK using recy­cled prod­ucts and 70 per cent of the kitchens come from sus­tain­able sources. Many fur­nish­ings and acces­sories have been sourced direct­ly through the pro­duc­ers, sup­port­ing small businesses.

The prop­er­ty has a smart TV with Freesat. Guests are wel­come to log onto their Net­flix accounts from the TV and also use our com­pli­men­ta­ry wi-fi which has been installed using a high speed fibre line.


The cot­tage has a secure court­yard which is south fac­ing. It’s a love­ly sun­ny place to relax through­out the year and attracts birds rang­ing from wood­peck­ers to nuthatch­es. Guests also have access to a lawn with gar­den fur­ni­ture. A BBQ is set in our own pri­vate strip of wood­land and per­fect for a sum­mer night. The farm has four acres of gar­dens, mature trees, orchard, and stun­ning views.

Our guests are also wel­come to meet our three minia­ture donkeys.

Local Area

Two miles from the A38 Devon Express­way, 35 min­utes south of Exeter and 15 min­utes north of Ply­mouth. Ivy­bridge train sta­tion is two miles away with direct trains from Lon­don Padding­ton and mul­ti­ple con­nec­tions through Bris­tol, Exeter, Ply­mouth and Totnes.

We are set in the Dart­moor Nation­al Park with stun­ning walks and views. The Riv­er Dart is close by and offers some of the best canoe­ing and kayak­ing in the UK. South Devon offers some of the most attrac­tive coast­line and beach­es in the UK which include Big­bury-on-Sea, Thurle­stone, Burgh Island and Mothecombe. 

There are a num­ber of Nation­al Trust and Eng­lish Her­itage prop­er­ties in the area includ­ing Saltram House and Buck­land Abbey, the home of Fran­cis Drake and Green­ways, the home of Agatha Christie.

We part­ner with local busi­ness­es to offer our guests exclu­sive rates or com­ple­men­tary extras for expe­ri­ences such as gin mak­ing at The Devon Gin School, pri­vate alpaca walks with Lake­moor Alpacas with a cream tea and rum tast­ing in your cot­tage with the world’s only car­bon neg­a­tive dis­tillery. Guests can also have spe­cial rates for an accom­pa­nied walk and close-up expe­ri­ence with our minia­ture donkeys.
